If you're a photographer in the PNW and just starting out, getting into weddings, wanting to connect with other photographers or simply feel like creatively playing around with some props, models, and your camera...then I highly suggest participating in a styled event! If you're a vendor, a styled event is a great way to have your work and talents showcased!

For those who may not be familiar with styled events, a styled event is a collaboration of vendors and photographers working together.  Each moving piece plays their part! As a photographer, this setting is a great way to gain photographs for your portfolio, practice wedding shots without the same pressures, and connect with vendors and other photographers.  

In the past, I've created my own styled shoots as I love to stretch my creative wings!  But, I enjoy the chance to just show-up and shoot too!  This event was unique for me in that I was able to work side-by-side with Alyssa Smith with setting up and decorating.  When one of the vendors didn't follow through with the invitation suite, I played with some arts and crafts and took a stab at invitations too.

Selling your house can be both exciting and stressful, especially if it’s your first time. Regardless of why you decided to sell your home, there are a number of pitfalls you can easily fall into, making your home selling experience less than ideal. Luckily, we’ve put together a list of the most common home selling mistakes people make so you can sell your home knowing you have your bases covered. 

While you should ultimately profit from the sale of your home, many home sellers forget about the costs associated with selling a house. For starters, you should expect to use five to six percent of the total sale price of your home to cover the commissions of both the seller and buyer agents. For example, if you sell your home for $300,000 you could wind up paying upwards of $18,000 in commission. 

 

Furthermore, this hefty cost doesn't include possible concessions homebuyers might want you to make during the negotiation phase, such as making repairs suggested by a home inspector.

When you consider the moving process, you have two options: hiring a moving company or borrow your buddy’s truck and doing it yourself. 

 

By hiring a moving company, rather than doing it yourself, you’re getting someone who will pack, move, and then unpack your belongings. This means that a full-service mover can be well worth the investment when you’re preoccupied with all of the other tasks associated with selling your home. Not to mention,when you hire movers your belongings are insured so you’re covered if anything breaks.

If you still have a remaining balance on your mortgage, you’ll most likely use a portion of the sale proceeds of your home to pay off the existing mortgage. Make sure you don’t owe more on your mortgage than what your house is actually worth or you won’t make enough money on the sale to pay off your mortgage. The best option is almost always to wait on selling your home so that it can build more equity. This way you can sell your home and buy a new one without having two mortgages at the same time.

If you price your home too high, your home may fall into seller’s limbo, sitting on the market for what feels like an eternity. On the other hand, if you price too low then you will likely sell your home quickly but you risk missing out on a significant amount of money. 

 

The first step to understanding how much your home is worth is utilizing an online calculator. Afterward, meet with your real estate agent to discuss a good pricing strategy for your home. They will look at other comparable properties in your neighborhood that sold recently as well as bring keen insights into what the housing market is currently doing. Together, you’ll determine a good starting price as well as a pricing strategy that will incentivise buyers if your house begins to sit on the market for too long.

Selling a house is stressful enough, even when everything goes right. But if a homebuyer hires an inspector who catches an issue like mold, pests, or a cracked foundation, then your stress levels will multiply as you risk losing a potential sale entirely.

 

Given the affordability of home inspections, there’s not much reason to avoid them. Getting a pre-listing home inspection will put your mind at ease as you’ll either know that your home is in sound condition or you’ll be able to tackle problems before homebuyers have the chance to bring them up during the negotiation phase. If an issue does arise, you can either fix it or you can let buyers know and then make a concession during the negotiation phase by reducing the price of your home accordingly. 

If you’re reading this at home, look down. How do your floors look? Even if they don’t look terrible, there’s a pretty good chance they’re starting to show their age. Since potential buyers are going to be inspecting every aspect of your home, you should start thinking of refinishing your hardwood floors and cleaning your carpet.

 

The best time to have your carpet cleaned or hardwood floors refinished is right before you stage your home. Since you’ll already be moving most (or all) of your furniture to either a new home or a storage unit, this is a great time to get your floors done and make them a selling point to potential homebuyers.

The main point of staging your home is to allow potential homebuyers the chance to picture themselves living in your space. They get to see a home with furniture and art that’s arranged in a way that highlights key features of your home, rather than an empty house that echoes every sound. Staging your home pays off too as 21 percent of agents told the National Association of Realtors that staging a home increased its’ sale price by as much as 10 percent, making it a worthwhile investment. 

With the advent of cameras on smartphones, everyone likes to think of themselves as a photographer these days. Even though that picture you took of your dinner last week looked like it could be featured in advertisements, you’re still probably not ready to take your own real estate photos. A real estate photographer will make sure that your home looks great when you list it because not only do they have the equipment, they understand the angles that best sell a home. 

 

If you have a large home, a stunning view you want to show off, or a large amount of land, you may also want to consider having aerial photos taken of your home. The views that drones are able to capture are impressive and can help show off your home in a way that will make sure it stands out from other houses in your area that are on the market. Even better, drone technology makes this option more affordable than ever before, allowing you to get a lot more bang for your buck.

You want to show your home in the best light, so take the time to really gauge the quality of your lighting by closing your curtains/blinds and looking at each room as though you’re a potential homebuyer. Make a note of any rooms that are poorly lit or just seem dark and then call an electrician so that you can have some additional lighting installed. 

 

Even worse than a poorly lit room, however, is when the lights don’t work at all. Sometimes the light bulb is just burnt out, while other times the socket itself is in need of repair. Consider calling an electrician before you begin showing your home to make sure it’s shining its brightest. Potential buyers (and your bank account) will thank you for the investment.

If you’d like to spend less on your utility bills, you aren’t alone. A study by the National Association of Realtors found that 33 percent of homebuyers see high-efficiency HVAC systems as an important factor when looking at a new home. If you have an older home, you should look into either retrofitting or replacing your HVAC unit altogether as your current system might be using a lot more energy than it needs to be. This will ensure that you have a system that is meeting your home’s needs, while also lowering your utility bill.

 

If you’re committed to energy-efficiency then there are a few extra things you can do. These options include making sure your home is properly insulated, ensuring that you don’t have any leaky air ducts, and buying a smart thermostat. Whichever route you pursue, having an energy-efficient HVAC system will make your house stand out from the competition. 

Most of us would probably be lying if we said our homes weren’t overdue for a good cleaning, so don’t forget to check this box before listing your home for sale. There’s nothing more off-putting during a home tour than realizing the house is dirty, and potential homebuyers may wonder what else you’ve been neglecting. By hiring a professional cleaning company, you’ll guarantee that not only is your home spotless but that you’re going to make a great impression on homebuyers when they tour your house. 

Over the years, your home’s exterior has taken a beating from the elements. With everything mother nature throws at it every year, the paint on your home’s exterior and the stain on your deck have likely lost a bit of their luster. So before listing, be sure to pressure wash your house first. In addition to making sure your house looks its best in the listing photos, you will also enhance the overall curb appeal when buyers eventually show up for a tour.

Don’t stop with the exterior though! We’ve all seen some pretty questionable color choices on the walls of homes. The other way to make a great first impression is by wowing potential buyers with your yard. Start by cleaning up anything that may be cluttering your yard, porch, or pathways (things like gardening equipment or a child’s bicycle). You also prevent your listing agent from being able to do their job to the best of their abilities as you’re naturally going to want to answer any questions the buyers have rather than leaving those questions to your agent. So instead of staying in your home during a showing, try taking the opportunity to go shopping, run errands, or visit some friends instead. About 8 years ago my husband, Brady and I decided we were done renting and were ready to buy a home. Our search started online...we viewed countless homes online within about 20 miles of where we worked. And while this is where staging can play a huge role, it’s the listing pictures buyers see online that is often the first barrier of entry. So they better be really good.

In fact, a 2013 Redfin study found that homes professionally photographed with high-performance Digital Single-Lens Reflex (DSLR) sold quicker and for thousands of dollars, more than homes shot with amateur photos. DSLR cameras are also the preferred camera of Redin’s national photography manager, Drew Larrigan. Redfin provides professional photography to all its listing clients, free of charge.

Why Professional Real Estate Photos Sell Homes for More

“The iPhone is the number one camera on the market right now, but we are still very far from it replacing a DSLR, which offers a higher quality image with higher pixelation. It’s the level necessary in this business, that will be continued to be used in the market for years to come.”

But you need more than just a fancy high-tech camera, you also need the know-how.

“The number one thing people get wrong with listing photography is having the mindset that anyone can do it and deliver a beautiful photo,” he said. “There is a lot of behind-the-scenes work you don’t see, capturing layers of High Dynamic Range (HDR) images to create one beautiful shot.”

Layers, he explained refers to multiple exposures. “This allows us to highlight shadows and bring out brightness or darkness through the windows. And then you stack those layers, which creates the beautiful windows in our photos.”

As online searching and browsing is a critical part of the home-buying process, it makes sense that professional photos will entice people to visit the home as they know what they are getting before they even set foot in the home.

“Today we have more shoppers buying from abroad or out of state and making an offer sight unseen, and really want to see a home documented,” Drew said. “They want to see every corner of the home, and that’s the beauty of the DSLR is offering a resolution that allows the out of state or city buyer a chance to see the home in full.”

Amateur vs. Professional Real Estate Photos

To see these differences in action, Drew shared listing photos comparing those shot by an amateur, and those professionally photographed. “These examples are a chance to really look at the data visually, of the difference between a team approach that builds out quality, versus independent third parties,” he said. “It goes to show how important it is for Redfin to offer quality to the client, and how important it is to make sure our listings are as beautiful as possible.”

Redfin’s professional photo on the right chose to instead focus on the expansive hallway, beautiful entry, great storage, and crisp color tones. The professional photographer fully utilizes this space and frames key assets in the hallway.”

“In the professionally shot photo above on the right, the color tones, wood tones, and white balance are perfect. The walls are WHITE. The frame orientation is centered around the chandelier and the photo invites you into this room. In contrast, in the other photo, the room appears to be leaning, the white balance is off, and the colors are dark, almost reddish.”

“Once again, a proper color balance comes into play here. When incorrect, the master bedroom feels small. It also misses an opportunity to show the adjoining bathroom. The composition should highlight the full room to its entirety.”

“In the first photo, your eye is drawn to other objects, rather than the house itself. The basketball hoop, open umbrella, neighbors to the left and right are distracting and more obvious. Additionally, the home isn’t centered, and the lens distortion bends the horizon line. When photographed correctly, you will notice the sky and the framing. This is a shot that is composed, center and square. The color tones are natural and the backyard feels private.”

Homes professionally photographed with DSLR cameras are proven to sell quicker and for thousands of dollars more than homes shot with amateur photos.

Inspired by Drew’s insight, we took a look back at the 2013 study. The data revealed that professionally photographed homes priced in the $400,000 range sold three weeks faster and for more than $10,000 relative to their list price, than their counterparts with amateur photos.

For each price range, the days indicate how much faster a professionally photographed home sold compared to a home with amateur photos.

The 2013 findings also found that homes listed between $200,000 and $1 million sold for $3,400 to $11,200 more relative to their list prices when photographed professionally with a DSLR camera. At the high end of the spectrum, professionally photographed homes for more than $1 million sold at prices similar to those with amateur photographs.

For each price range, the dollar figures indicate how much closer to list price professionally photographed homes sold versus amateur photographed homes.

Additionally, The 2013 findings also looked at photo sharpness, or, the detail added to a picture by using a good camera, lens and lighting. Whether a crisp reflection, or bright flowers, a sharper picture will show a house in its best light. The sharpest 10 percent of photos sold at or above list price 44 percent of the time, while listings with average sharpness sold at or above list just 13 percent of the time.

On a beautiful warm and sunny Saturday afternoon, Aaron and Jessica said I do.  With friends and family by their sides the two exchanged their vows and agreed on forever together.  This vintage inspired wedding took place in the heart of downtown Chehalis, WA at The Vintage Grand Room at Hotel Washington.  Jessica had her hair done by Shiann Desiree at the Bliss Salon, which is conveniently located within the same building as her wedding venue.  The groom, Aaron, and his groomsmen worked on final touches upstairs, while Jessica and her bridesmaids finished getting ready downstairs in the bridal suite.  

 

After the two said their I-Do's the guests and bridal party enjoyed a taco bar and potluck feast.  Following their fist dance was the cake cutting cutting ceremony.  The beautiful two-tiered cake was accompanied by cupcakes with crystal sprinkles, all created by Trish Pruett, owner of Patty's Cakes Bakery and Espresso.  Aaron and Jessica entertained the crowd when they opted to make as mess as they fed each other cake, it was unclear who had the upper-hand and won the cake battle!

Who comes to mind when you think of someone who is Badass?  Okay, now hold that thought and let's take a step back and define Badass.

Does the same person still come to mind? Do more people come to mind?  From badass moms and dads, badass professors, to badass baristas, after defining badass many more people came to mind for me.  

 

So now that I've typed up the word "badass" more than I think I've ever said it, here's the connection to one of my most recent sessions.  

 


 

A few weeks ago mine and my husband's close friend, Kendall Jackson reached out to me to take some commercial photos for his company.  Many people see Kendall as a badass.  He is a fairly athletic fellow; he wakes up at ridiculously early times to run/workout/train, practices competitive mixed martial arts, builds weapons, and loves his fiance Amanda and their daughter Aria fiercely.  He's an all around good guy and a badass! 

One of Kendall's MMA sponsors was the apparel brand Killer Tendencies. Late this summer Kendall and his sponsor took their relationship to the next level and Kendall became a co-owner of the brand (making it Facebook-Official on Sept. 25th ♥).  Killer Tenancies initially specialized in apparel influenced by mixed martial arts and Brazilian Jiu Jitsu.  With the badass sports influence, they are branching out and influencing their designs by all things badass. 

This opportunity was super exciting for me as it would allow me to branch out of my photography comfort zone and further explore my creative side.  When Kendall expressed the brand image to me and the target audience my wheels started spinning.  Words like, "warrior minded", "athletic", and "layman" came up when Kendall described the target audience.  With about 10 years in retail under my belt, a business focused degree, and this passion for photography I was excited to work with Kendall and create some, ehem, badass photos.

Fall Family Photos https://www.christalclearimages.com/blog/2018/10/fall-family-photos About a month ago, one of my best friends contacted me and asked me if I could photographer her little family before Adam would be deployed to Japan.  I couldn't have been more excited to capture their little family!  We hashed out outfits, discussed location, and set a date!  When discussing location, Ariel said that she had really hoped for a pumpkin patch location; unfortunately in mid-September we were a bit too early for pumpkin patch season.  So we planned on having the photos taken at the Discovery Trail, in Centralia, WA. Adam, Ariel, and Ryder packed up and headed down from Oak Harbor, WA (near Whidbey Island); I am beyond flattered that they drove over 3 hours to have me take their photos when there are hundreds of other photographers between Centralia and Oak Harbor!  Our session time arrived and it was raining...not even cute misty rain....like we can't stand out in this kind of rain...so I kept an eye on the sky hoping for a sun-break....all while fighting daylight.  When the rain let up a bit, we all headed to the Discovery Trail.  To my surprise, along the way was a field of corn and pumpkins! NO WAY! Half way through our session the sun even came out!  We had the recipe for a perfect fall photo session!  I couldn't be any happier with how the photos turned out!

 

 

I had such a great time the first day taking photos of the family that I asked Ariel if her and Adam would be up for a couple session the next day, and they agreed!  I loved having the opportunity to capture their love as a family and was thrilled to capture their love as a couple! Sometimes as parents, we put so much effort into our role as mom or dad that we forget to put emphasis on our role as a partner.  Ariel and Adam seem far from needing any guidance there, the love between them can hardly be captured in one photo!

Engagement Session: Jordan & Savana https://www.christalclearimages.com/blog/2018/4/engagement-session-jordan-savana When I found out that my best friend was engaged, I instantly called dibs on taking their engagement photos.  I was obsessed with creating a beautiful winter wonderland feel for their session as their engagement had taken place in the Winter.  Jordan, Savana, and I set sail to White Pass, WA to for their session.  On our two hour journey to the beautiful slopes, I had a first hand look at how perfect they are for each other.  Our session was full of laughs and looks from various skiers...but we even had a few compliments.  I am so excited with how the photos turned out, but truly these two made my job easy!

Product Session: Valentines Day Cake Pops https://www.christalclearimages.com/blog/2018/2/product-session-valentines-day-cake-pops If there's one thing in this world that I love and cannot resist (aside from the obvious - kids, family, quality time, ect.) it's sweets.  Doesn't matter what form it's in, I'd be satisfied with a cube of sugar or licking maple syrup off of a spoon.  I have a dear friend who is a baker and a small business owner here in the local area.  Could we be more of a match made in heaven?  She shared some photos of her most recent Valentine's Day cake pops and boy are they cute.  Well, it just so happens that I'm working on improving my product photography skills as there is a growing demand from business owners to showcase their work social media platforms.  So I asked my friend, Trish, to bring over some of her baked goodies and promised not to sample.  I'm really excited about how the photos turned out and the creative flexibility she granted me to work with her treats.  

  

        

So when it was all said and done, I had a two year old pointing at the delicious mound of frosted sugary bites saying mmmm....So long story short, Aiden is the real winner in this situation.  He would like all the mommies and daddies and spoil-happy grandparents to know that a cake pop from Trish's Sweet Treats is what your little one really wants. 

P.S. he never gets sweets so this was a huge deal for him so he was happy to comply with getting in front of the camera as I snapped away!

I'd be lying if I didn't admit that I broke my new diet by trying a small sample bite. But have to admit it so I can share that these are so so so delicious.  They're rich and full of flavor.  They're far from dry and are enough to satisfy any sweet tooth.  Plus I love that they're near next to mess free! 

I also had fun with a little graphic design work for this small business and awesome friend.  Next to photography and throwing over the top birthday parties, I enjoy marketing and graphic design work.  It makes me feel like those marketing classes back in collage weren't for nothing. So, look what I made!

Tips and Tricks for Working with Fur Babies https://www.christalclearimages.com/blog/2017/11/fur-babies-behind-the-lens

We live with them, we eat with them, we sleep with them, we play with them, and we love them.  

Our four legged friends make the worst days better and the best days brighter.  

When it comes to having your pictures taken, including them is the obvious choice for many! 

Chances are, you've taken a snapshot of a pet on your phone, right? It's not as easy as taking a selfie!

If you're including a pet in your photos here are some tips and tricks to make the most of your experience.

TREATS & TOYS

 

It may seem obvious but, treats are a great thing for me to have in my tool bag.  Small size treats are perfect for grabbing attention and keeping faces clean!  Toys also work very well to bring the attention to the camera.  

 

EXERCISE

Particularly with a dog, be sure to take them on a walk before hand. At the time of your shoot, your dog will be excited to meet new people and perhaps explore a new place.  Walks help everyone burn off a little extra energy before they explore a new situation.

 

 

GROOMING

 Just like you would take time to primp, help your pet out to look their best too. Just like you, I want these photos to turn out perfect! Ensuring your pet is groomed helps me to accomplish this task.

 

GAME-PLAN

Let me know before your session if there any particular shots you're hoping to have taken.  Also, I want your pet to feel as comfortable as possible, please let me know about any special considerations that should be made around your pet.  

 

 

COLLAR AND LEASH

Both a collar and leash allow us to control the pet (as well as we can).  This tool also prevents our pet exploring too far away from us and getting lost.

 

PROPS

Props add more life to an already lively pic - if there are any special props you'd like to bring, ask about it before hand and I will work with you to see if we can include these.

 

RELAX

Most importantly, relax.  If you're tense, your pet will pick up on that.  I will do my job of making sure we meet the required criteria of your session.  And I'm such an animal lover; its a treat to spend my time with them. So if they're not as prim and proper as we'd like, we will make it work.
